Did you know that your can still purchase a home for zero down and 100% financing? AmeriDream has made that possible through a FHA loan. Here's how:

  • Any borrower can utilize this program to purchase a Primary Residence. There are no income limits and the buyer does not have to be a first time homebuyer.
  • By using AmeriDream, the seller is allowed to contribute for the borrower's FHA required 3% down payment as well as all of their closing costs and prepaids. We typically ask for the seller to contribute towards closing costs and prepaids but they are allowed to contribute up to 6% in addition to the 3% down payment.
  • Buyers still must qualify for this loan. These are all "Full Doc" loan programs meaning they'll need decent credit and their income will be based on Paystubs/W-2's/Tax Returns. 
  • Condos are allowed on this program but they must be FHA approved condos. Typing in just the zipcode on this webpage, will give you a list of all FHA approved Condos in that particular zipcode.
  • The following verbiage needs to be included in the purchase contract. "Seller agrees to pay 3% of the sales price through the AmeriDream Down Payment Gift Program plus a processing fee of $375. Seller Further agrees to pay an additional 3% of the sales price to be used for buyers closing costs and prepaids. This contribution includes FHA loan costs from lines 79-81 of this purchase contract. All seller contributions will be paid through escrow company upon successful closing."
  • Short-sales and bank owned properties are allowed but may be difficult for the following reasons; Some banks flat out refuse to participate in an AmeriDream type program. The property can be dirty/shabby but must be "move-in ready." It should have sinks, toilets, shower/tub, stove, air conditioner. Flooring should be- the carpet/floor can be really ratty, but if the home used to have carpet and now it is completely bare then that can create an issue. (once again, these items are true for any FHA loan). No need to have refrigerator, washer, dryer etc.
